Even a knowledgeable owner can run into unnecessary complications and delayed scheduling if the project is not planned and executed well. Our New York architecture firm has thousands of hours of experience with even the most demanding and seemingly inflexible co-op and condo boards.

COMMERCIAL & WORKPLACE INTERIORS
Designing for institutions involves in depth design of space used by public and private organizations. Places such as offices, medical facilities, non-profits and libraries among other building types. As architects in New York we focus on combining aesthetic design with the particular requirements of the institution. The design must ensure the right functional space for all those persons using the space while creating an enriching and positive environment.

Your new home is a huge investment. It will usually cost several hundred thousand dollars, perhaps more, depending on the features, size, location, & materials you chose. That means you’ll need a great architect. As your architect our goal is to design a home that fits you like a glove. We will be your advocate and will guide you through the process. We will discuss foundations, structure, colors, textures, roofing materials, types of windows, doors, flooring, insulation, and exterior materials. THE DESIGN PROCESS

The design process is divided into phases. They are Schematic Design, Design Development, Construction Documentation and Construction Administration.

The first phase is Schematic Design. We begin this phase by discussing function for the project and put together a plan that works for you. We’ll develop a few options and discuss them with you. We’ll look some at some interior room elevations and exterior elevations along with 3-D drawings to better understand the choices. When a plan is approved, we’ll continue developing the scheme in the Design Development phase.

In the Design Development phase, we refine the design and look closely at the aesthetics of the project. More 3-D sketches may be employed. The rest of the interior room elevations and exterior ones will be drawn. We will use these drawings to discuss materials for the project and select them. Things like wood flooring, stone, tile, and wall finishes. We’ll also select lighting, appliances, plumbing fixtures, and door hardware. These drawings will depict the proposed renovation in sufficient detail to both confirm your approval as well as to obtain a preliminary budget estimate.

The third phase is the Construction Documents phase. During this phase we develop construction details for the project. Detail drawings convey information of a very specific nature and are essential for a full understanding of a project. They will include functional things such as a floor drain installation and also show details that refer to more
aesthetic decisions. Such as mouldings

Lastly, during the construction administration phase, we’ll assure that everything is proceeding as planned. I will meet with the contractor on a periodic basis and answer questions that have come up during the construction process.

For example, a project with a limited budget will necessitate a judicious use of materials. Mixing one or two more costly materials along with inexpensive ones results in a dynamic visual feast. A project that is challenged by space constraints leads us to discover new and innovative ideas of solving problems. We love discussing new projects so drop us a line or give us a call. Mark will meet you at your house, apartment, or workplace. Alternatively, we can walk through using your device. We are used to working virtually having worked with clients far and wide.
